<p style="text-align: justify;">We hold workshops for buyers contemplating buying off shore and for REALTORS looking for help &amp; information so that they can assist their clients who want to buy International real estate.</p>
<p style="text-align: justify;">We work with developers and perform a due diligence review on their properties before we include them in our portfolio.  We educate them on what a buyer information they should have available for International buyers. The information in our portfolio is is available to clients, their lawyers and advisors.</p>

			<content:encoded><![CDATA[<h2 style="text-align: center;">WHAT IS A LEASEBACK?</h2>
<p>This is a genuine opportunity sponsored by the French government who simply want to increase the number of beds available for its #1 industry: Tourism.</p>
<p>The properties are located in a “Residence de Tourisme” (Tourist Residence) which cater for short and medium term rentals and provide a variety of services usually including reception, breakfast, laundry and linen services, swimming pool, Jacuzzi, sauna, steam room.<span id="more-6008"></span></p>
<p>They are sold fully furnished and equipped,  ready to rent out.  <em>Financing is available to qualified buyers</em></p>
<p>The leaseback formula enables you to purchase freehold, a property which you earn a guaranteed rental income from.</p>
<p>During the period you lease back your property to the management company, you have the peace of mind of owning property AND benefiting from a guaranteed income, yet none of the hassle related to renting out and maintaining the property!</p>
<p>This is one of the reasons why the leaseback scheme is so popular. In essence, the management company is your tenant for the duration of the leaseback contract.</p>
<p>The French government agrees to offset the payable VAT (TVA) on the purchase price if an owner agrees to leave his property in the program for 20 years.  This means that you will receive back a sum equivalent to the VAT on the property at the rate of 19.6% on new build property which represents a significant saving on purchase price. This normally takes some months to come through, around 6 months after the delivery. However, under certain conditions, the developer can advance the VAT for clients.</p>
<p>Keep in mind if you want to withdraw from the program after the first lease (usually  11 years) it will be necessary to pay back the VAT on a pro-rated basis  &amp; the management company can ask for an indemnity equivalent to  twice the last annual rent paid.  As a freehold owner the property can be sold at any time, however, in order to keep the VAT, the property would have to be sold with the remainder of the lease term.</p>
<p>The leaseback “full investment” formula is suited for long term investors. This is an ideal alternative to a traditional bank savings account.</p>
<p>The leaseback program offers both &#8216;no personal use&#8217; and &#8216;some personal use&#8217; options &#8211; and also the Nomade card which allows owners to use other properties within the system for only 50Euros a week!  There are some restrictions around the time of year that you can use it but at 50 Euros a week for accommodation I think most people are OK with it!</p>
